Mamaroneck runs from the harbour up along two rivers, the Mamaroneck and the Sheldrake, which meet in the middle of the village. It is a working harbour town with boatyards, a genuine main street, and a long, well-documented history of those rivers coming out of their banks after heavy rain.
Inland flooding is what makes Mamaroneck its own job, and it is not the same as a coastal surge — it is fresh water, fast, carrying silt, and it arrives on the low streets along the river courses rather than at the shore. When it gets into a garage it reaches the bottom of the door, the lifting brackets, the cable anchors and often the opener, and what it leaves behind is grit in every bearing. An opener that has been under water is finished even if it runs the next day — the windings and the board are contaminated and will fail unpredictably, which is not something to gamble a closing door on. We inspect the whole lower assembly after high water, say plainly what must be replaced rather than dried out, and write it up so it can go to an insurer.
